Wayne Bares, CCIM

 Wayne Bares serves as the Director of Operations for Small Bay Feasibility, bringing more than 15 years of real estate experience to the team. He helps oversee feasibility operations, market research, site evaluation, and client deliverables for developers, investors, and owners evaluating small bay industrial and flex space projects across the country. 


 With a strong background in real estate strategy and execution, Wayne plays a key role in helping clients understand project viability, market demand, competition, rental assumptions, development risk, and long-term investment potential before moving forward on a site. His operational leadership helps ensure each feasibility study is practical, data-driven, and built around real-world small bay industrial fundamentals.
